Projects

Of our 45 projects, here’s 6 challenging case studies

Nunhead Lane

Nunhead Lane, London

Conversion from freehold Victorian villa into 6 luxurious apartments. Building work completed in 2023 and fully tenanted ever since. Patience was important here as permission to double the size of the building and add 3 additional units in a conservation area took 5 years & multiple applications.

Queensborough Social Club

Once a thriving social club eventually went out of business, planning granted to convert into 9 apartments and quickly sold on to a local developer. The site also came with 2 houses, which we refurbished and sold separately. Councils generally prefer not to convert pubs to apartments without a good case, which we had.

Hotel Continental

The Hotel – once featured on the BBC’s ‘4 in a bed’ – eventually fell into decline and found itself at auction, we successfully acquired permission for 13 units. Gaining permission to convert a beach-front hotel into a block of apartments in a conservation area came with its challenges.

Commercial Road

Commercial Road, London

Achieving consent to extension and convert this early-Victorian listed townhouse into 4 apartments, fully tenanted & held ever since. Permission to extend listed buildings while adding additional apartments is very rare and required close collaboration with the local council.

Mortimer Street

Mortimer Street, Fitzrovia

During lockdown, we saw an opportunity to acquire unwanted, affordable, shorter commercial leases. After agreeing terms in 2020, our first serviced office venture quickly filled with tenants, giving us the confidence to acquire more buildings that would later become the Drayton.org brand. Pivoting from residential development into office space during lockdown was a contrarian strategy that we don’t regret.

Bedford Row

Bedford Row, Holborn

Our first Georgian (1720s) property and the beginning of the Drayton.org brand. Focusing on style, functionality & community, we set out to create the perfect members club & boutique serviced office experience. With an unusually complicated restoration, the ultimate success of Bedford Row encouraged us to scale Drayton.org and acquire more central London-located period properties.
